Buying in Los Cristianos

Los Cristianos, in the municipality of Arona, is one of the few towns in the south of Tenerife that mixes tourism with genuine neighbourhood life twelve months a year. This page lists our properties for sale in the area; if you are buying from abroad, here is what you should know first.

What living here is like

The centre is flat and walkable: the harbour (with daily ferries to La Gomera, La Palma and El Hierro), Los Cristianos and Las Vistas beaches, the seafront promenade that links up with Las Américas and a busy weekly street market. That mix of services and flat terrain is why it is a favourite with European retirees and with buyers who settle here full time, not just for holidays.

What sells in Los Cristianos

Most of the stock is one and two bedroom apartments in established complexes, many with shared pools, plus the occasional penthouse or house in the upper areas. Price per square metre tends to sit below El Duque or La Caleta, and rental demand stays strong all year, which also makes it work as an investment.

Taxes and paperwork

Same as everywhere in the Canaries: 6.5% transfer tax (ITP) on resales, an NIE for foreign buyers and, if you want to use the property for holiday lets, prior registration as a vivienda vacacional (VV). We handle the whole process from our Costa Adeje office, about 15 minutes away.
