Living and investing in Costa Adeje
Costa Adeje is the coastal strip of the Adeje municipality and has the highest-end residential stock in the south of Tenerife. This page shows our properties for sale across its different areas. Our office is in Costa Adeje itself, on Calle el Sauce 9, so we know these complexes first hand rather than from a catalogue.
The areas, one by one
- El Duque: the most exclusive address, next to Playa del Duque and its five-star hotels. High-end villas and apartments.
- El Madroñal de Fañabé: a hillside residential area a few minutes from Fañabé beach. Popular with families living here year round.
- Torviscas Alto and San Eugenio Alto: complexes with views over the sea and La Gomera, and the best value for money within Costa Adeje.
- La Caleta: a former fishing village with the best-known restaurants in the area and the Golf Costa Adeje course next door.
- Roque del Conde: elevated, quiet developments, mostly villas and townhouses.
- Callao Salvaje: further west, quieter and with lower entry prices.
Services twelve months a year
Costa Adeje does not shut down in winter: shopping centres such as Plaza del Duque and Gran Sur, the private Quirónsalud Costa Adeje hospital, pharmacies, gyms and a direct link to the whole island via the TF-1 motorway. Tenerife South airport is about 20 minutes away by car. For family days out, Siam Park is inside Costa Adeje itself and Aqualand is in San Eugenio.
Buying here: what you should know
Demand is mostly international and well-located properties move fast, especially one and two bedroom apartments near the beach and villas with views. Resale purchases pay 6.5% transfer tax (ITP) in the Canaries, plus notary and registry fees. If you plan to rent the property out part of the year, holiday rentals require a vivienda vacacional (VV) licence; we manage holiday rentals for owners.
