The stages of a new build project, step by step

A well-organised project avoids most problems. These are the stages a custom villa in Tenerife goes through:

  1. Searching for and assessing the plot. Before you fall in love with a piece of land, it is worth checking its buildability, the slope, the access and what the municipality's planning regulations allow.
  2. Preliminary design. The architect translates your needs into plans, defines volumes and orientations and estimates areas. This is where the decisions that weigh most on the result are made.
  3. Construction project and permit. To build in Tenerife you need a major works permit granted by the town hall where the land is located. The complete technical project is the basis for that procedure.
  4. Construction. Earthworks, foundations, structure, enclosures, installations and finishes. With our own construction company, the same team that planned the build carries it out.
  5. Turnkey handover. Final works certificate, first occupancy licence and the keys to a home ready to live in.

Where to build in the south of Tenerife: Costa Adeje, El Madroñal and La Caleta

Location decides much of the value of your future villa. In the southwest of the island there are enclaves that are very different from one another, and each attracts a particular type of owner:

  • El Madroñal de Fañabé. A quiet residential area, with generous plots and good connections to the services of Costa Adeje. Very sought-after by families looking for space and privacy.
  • La Caleta. Next to the golf course and with sea views, it is one of the areas most prized by those who want to combine calm, good dining and closeness to the coast.
  • Costa Adeje and its surroundings. Playa del Duque, Bahía del Duque or San Eugenio Alto offer the most exclusive spot, close to five-star hotels and the best beaches.

There is no single price, and be wary of anyone who gives you a fixed figure before seeing the project. The cost of building a custom villa depends on several factors that combine with each other:

  • The plot. A site with a steep slope or difficult access raises the cost of the foundations and the earthworks.
  • The built area. The square metres and the number of floors are the first variable in the budget.
  • The level of quality. A standard finish is not the same as premium window frames, home automation or an infinity pool.
  • The degree of personalisation. The more unique the design, the more bespoke the execution becomes.
